Terms and Conditions


Arrival time: after 3pm or 15.00 hrs. This will allow time to clean and prepare your Apartment for your arrival.
Departure time: 10.00am, The Apartment must be vacated before the departure time so it can be cleaned and prepared for the next visitors.
The key to your Apartment will be located in a key safe, details regarding this will be provided at the time of final payment for your holiday booking.
The Booking will be made via contact with Darren or Kim Dear (Owners) Booking direct with the Owners is the only form of booking a stay at Roselyn and Evelyn.
At the time of booking all terms and conditions should be read and it is the responsibility of the visitor to take holiday insurance.
A non refundable deposit of 25% will be required on the day of booking, this payment will secure your stay. (please see cancellation policy)
All main credit cards will be accepted, (NOT American express) details will be required over the telephone to take the payment. Bank Transfer will also be offered, Details given for this method at time of booking.
Confirmation of booking will be confirmed by Email. Should you not have an email address confirmation will be posted to your address provided.
Final payment of your stay will be due eight weeks prior to your stay. Details of your final payment will be identified on your confirmation email of letter.
Final payment should be made within 7 days of the date stated in your confirmation email or letter. (see cancellation policy for details).

Cancellation Policy

Once you have booked and secured your Holiday in Roselyn or Evelyn you enter in to a binding contract with us.
We strongly recommend Holiday Insurance.
Booking deposits are NON refundable in any circumstances.
In the unfortunate event of Cancellation, and the Apartment can not be re-let you will be liable to pay the balance of the stay
Should you wish to cancel your Holiday, All cancellations should be made in writing.
Should you cancel your Holiday prior to paying the final balance (more than eight weeks prior to your holiday) you may not be liable to pay the full balance of your Holiday. This may allow time for the holiday dates to be Re-booked.
Should you cancel your Holiday after your final balance has been paid (within eight weeks of your holiday) you will not be entitled to a refund. Therefore, it is important to consider holiday insurance.
All information is given verbally in good faith and is therefore true to the best of our knowledge. The Owners can not accept liability if any information becomes inaccurate due to reasons beyond there control.

The Occupants

No booking will be accepted by anyone under the age of 18 years.
No other persons other than the two persons on the booking and sharing the Apartment are able to stay in Roselyn or Evelyn. No Party's please.
There are no Dogs allowed in the Apartments.
There is NO SMOKING in the Apartments.
Roselyn and Evelyn are NOT wheelchair friendly, however are situated on a flat road with few steps.
Prior to departure: Please leave Apartment in a clean and tidy condition. Please do not leave dishes in the sink or dish washer.
Please empty bins and place all waste in the dustbin outside.
Please report any breakages to Owners on 01503 262160. You may be liable for damages or breakages during your stay.


Please be mindful of steps and different surfaces in and around Roselyn and Evelyn.
The Owners can not be held responsible for any trips, slips or injuries during your stay.
The Owners can not be held responsible for any loss or damage to personal property during your stay.
We do not provide BBQ equipment and request you do not use disposable BBQ on the terrace as this could be a fire risk.

Heating and Electricity:
The electricity is included in your holiday tariff. There is NO gas in the Apartments. Heating is Electric and individually controlled in each room to suit your individual needs.
The Cooker and Hob are also Electric.

Alarm system:
Newly installed Smoke alarm and heat detectors are fitted in the Apartments. Information regarding the Alarms will be in your Holiday Information Guide, found in each Apartment.
Fire procedure will be in your Holiday Information Guide.
Relevant Information will be provided in your Information Guide.
